The Screws Are the Roof

An exposed-fastener roof has a screw every foot or so along every purlin: several thousand on a modest barn. Each one is a hole in the roof sealed by a rubber washer, and a Texas sun hardens and shrinks that rubber in ten to fifteen years. When it goes, the roof weeps at every screw at once, and the fix is a full re-screw with oversized fasteners and new washers, every one. That is a maintenance item, not a failure; we write the expected re-screw date on your paperwork, and the repair page covers doing it on a roof somebody else installed. Panels themselves last decades. In hail they hold; it is the washers that age, not the steel.

On a House

Rarely the right answer, and most HOAs in Schertz, Fair Oaks Ranch and the newer parts of New Braunfels won't approve it on one anyway. On a primary home you plan to keep, standing seam costs less over the life of the roof once you count two or three re-screws, and a concealed-fastener roof has no washer for hail to find. Where R-panel does make sense on a house is a budget re-roof on a ranch house with a simple gable, a lake cabin, or a rental where the numbers have to work today. Purlin or deck attachment as the building requires, with the screw pattern and torque the manufacturer specifies, because an over-driven screw crushes its washer on day one and an under-driven one leaks on day two. Closure strips at ridge and eave, which are the parts that get left off by the crews that quote by the square. Ridge cap, rake and eave trim. On a workshop or a carport in Helotes or the rural edge of San Antonio, usually one to two days.
