The Northeast Side's Growth Corridor

Schertz and Cibolo are the fast-growing towns between I-35 and FM 78 on the northeast side, about 25 to 30 minutes from downtown, next to Randolph Air Force Base and the older suburbs of Universal City, Live Oak and Converse. Schertz spans Guadalupe, Bexar and Comal counties; Cibolo is Guadalupe. The housing stock is newer and denser than anywhere on the Hill Country side of this site: subdivisions built between the late 1990s and the late 2010s, on lots with tight side setbacks, with builder-grade architectural shingles that are reaching the end of their life street by street, all at once. The neighbours' roof is the main reference point for what yours should look like, and the HOA packet is routine.

Coming Due Together

A 2005 builder shingle roof in Guadalupe County is finished now, and the first re-roof is the cheapest moment to switch to a fifty-year roof: the deck is usually sound, the flashings are on their first life, and the tear-off is a single layer. Standing seam in charcoal, bronze or dark grey reads as a premium roof next to shingles and is approved by most of the HOAs here; a few of the newer master-planned communities require a shingle-look product, which is what stone-coated steel is for. Under the Flight Path

Randolph AFB flies training aircraft over Schertz, Cibolo and Universal City all day. Nothing about that changes the roof, but people ask: a metal roof over a solid deck with underlayment is no louder under jets than a shingle roof, and it is quieter in rain than most people expect. Permits and Committees

Schertz and Cibolo each issue their own permits inside their city limits, and the county line inside Schertz matters for the unincorporated pockets. We pull the permit where the house actually is. For the HOA, we prepare the packet with a sample panel, a colour chip and the manufacturer spec, and we do not order material until the approval is in writing. Most committees here have already approved standing seam on at least a few streets, so the precedent usually exists.
