Metal roofing

Commercial Metal Roofing in San Antonio, TX

Commercial metal roofing in San Antonio splits into two jobs. New or replacement standing seam and R-panel on warehouses, churches, shops and the pole barns and ranch buildings out along 281 and I-10. And retrofits: a sloped metal roof framed over a flat roof that has been patched one too many times, which ends the ponding for good and usually beats another membrane on a 20-year view. Both are quoted from drawings or an on-roof measurement, in writing, with the panel system and gauge named.

Two Kinds of Commercial Job

Commercial metal roofing in San Antonio splits cleanly into two. The first is new or replacement metal on buildings that were always going to have it: warehouses and distribution buildings along I-35 and I-10, churches and school buildings across the northeast side near Schertz, shops and light-industrial units off Loop 1604, and the pole barns, equipment sheds and ranch buildings out along 281 through Bulverde and Spring Branch. The second is retrofit: a sloped metal roof framed over a flat roof that has been patched, coated and re-membraned one too many times, which ends the ponding for good and usually beats another membrane on a twenty-year view. We quote both from drawings or an on-roof measurement, in writing, with the panel system and gauge named.

Systems

Standing seam, 24-gauge, for any building where the roof is visible and the owner wants it to stay tight for forty years: churches, offices, retail, schools. Mechanically seamed panels on the low pitches commercial roofs tend to have, because a snap-lock seam is not made for water that sits. R-panel and PBR, 26-gauge, on warehouses, shops and agricultural buildings with open purlins, where cost per square is the deciding number and the re-screw cycle is an accepted maintenance item. Retrofit framing, light-gauge steel sub-purlins over the existing flat roof, then either system on top, with the old roof left in place as a vapour retarder. Insulation and a vapour barrier as the building calls for. Gutters, downspouts and trim matched to the panel.

Hail on a Commercial Roof

The 2016 storm hit commercial roofs on the north side as hard as houses, and a flat membrane roof with a few thousand hail bruises is a claim that drags on for a year. A Class 4 metal roof takes the same storm as dents. After a storm we inspect and document commercial metal the same way we do residential: every slope walked, cosmetic and functional damage separated in a photo report, and someone on the roof with the adjuster who knows a crushed curb flashing from a dimple.

What We Don't Do

TPO, EPDM, modified bitumen, coatings. Metal only. If a membrane is the right answer for your building, we will say so and you will save a call. We also don't do the large tilt-wall distribution centres that need a national contractor's bonding; we do the church, the shop, the school gym, the church's gym, and the ranch. The repair and inspection services cover existing commercial metal, including the older R-panel roofs on the light-industrial units inside San Antonio that are reaching their re-screw date all at once.

Scope and Timing

Depends entirely on the building. A shop or church roof is a week; a retrofit over a flat roof is longer because the framing goes up first. We work from your drawings where they exist, or measure on the roof, and the written scope names the panel, gauge, finish, seam type, underlayment or insulation, trim and drainage. Commercial work runs across the ring: New Braunfels and the I-35 corridor, Boerne and the I-10 corridor through Fair Oaks Ranch, and the Bandera Road commercial strip through Helotes.

How long does it take? Depends entirely on the building. A shop or church roof is a week; a retrofit over a flat roof is longer because the framing goes up first.

Frequently asked questions

Can you put a metal roof over a flat commercial roof?
Yes: a retrofit system frames a slope over the existing roof and puts standing seam or R-panel on it. It ends ponding permanently and is often the better 20-year answer than another membrane.
Do you do TPO or membrane roofs?
No. Metal only. If a membrane is the right answer for your building we'll say so and you'll save a call.

We call once to set a measurement. The quote comes on paper, line by line, and if a repair is the right answer that is what we'll quote.

  • Measured on the roof, not from a satellite photo
  • Panel gauge, finish, underlayment, flashing and trim, itemised
  • One number you approve before any material is ordered
  • Hail damage documented as cosmetic or functional, for your claim
